The building is run by the Owners Corporation and Administered by VICTORIA BODY CORPORATE SERVICES Pty Ltd, Donna Rowe Account Manager.
This site has been prepared to provide building occupiers with information to facilitate initial orientation and for a convenient future reference. The Owner’s Corporation is subject to the provisions of the Owners Corporation Act 2007 and has made rules which are detailed in this site.
References to selected rules have been included in order to highlight them. Co-operation with all rules and consideration of other occupiers will assist the Owner’s Corporation in its endeavour to maintain the amenity of our beautiful heritage building and help safeguard everyone’s investment. In the event of vacating your apartment would you please let the next occupant know of the website. From time to time updates will be published to keep the information fresh and relevant. The building is managed by the Owners Corporation, a body consisting of the owners of all units. The Owners Corporation elects a committee annually to handle the day to day business connected with the building in conjunction with appointed professional managers. They are voluntary and do a lot of work!
Details are on the CONTACT page The members of the Owner’s Corporation Committee are unpaid volunteers who care about the building. Co-operation from all residents assists.
It is not the role of the Owners Corporation or the committee members to attend to all the individual problems of property ownership. Each owner is responsible for their own apartment within the guidelines of the Owner’s Corporation rules.
The Owners Corporation through its committee and with the assistance of its professional manager undertakes the following: • Convening General and Committee meetings • Circulating information to residents. • Collecting and accounting for financial contributions and levies and any other monies paid to the Owners Corporation • Preparing Financial Statements and Budgets • Handling accounts payable • Arranging building and common property insurances • Liaising with owners and residents • Organising building maintenance and cleaning • Security, OH&S • Maintaining all essential services • Assisting with grievances between residents • Enforcement of Owners Corporation rules • Vigilance in maintaining safety /security/amenity/co-operation/respect with /for fellow residents. Feel free to request interpretation of these rules or seek advice from the Owner’s Corporation. The Committee members are familiar with the functions, utilities and contracts operative within this building.
Procedure: Matters of maintenance, security, damage, malfunctions, general queries should be firstly referred to our Manager. Carole will either deal with them or refer them to the committee where committee approval required.
Emergency or after hours matters contact committee member. All residents are invited to leave inform the committee of damage, grievances, queries etc by leaving a communication in the Body Corporate letter box. Please identify yourself when doing this so that the matter can be addressed/discussed. Any emergency Kevin Charles can be called.
Insurance: When making an insurance claim owners or agents must lodge the claim with the O/C manager who will arrange insurance assessment . Owners will then communicate directly with your insurance assessor to coordinate repairs.
The O/C manager can assist in the event of an issue i.e delay in repair time. Insurance claims may incur an excess and should be fully completed within twelve months.
Individual owners are expected to drive this process.
