NOISE
There are noise codes that apply when living in this apartment building. There are 44 apartments and it is appropriate that Owners Corporation rules on noise are observed. Our noise restrictions are consistent with the EPA noise restrictions.
These include that residents and guests must not:
make or permit to be made noise from music or machinery which may be heard outside the owner's lot between the hours of 11pm and 8am.
Residents are responsible for their guests. Please ensure they respect the building and the rights of other residents. The cost of damage to common areas caused by resident's guests may be recovered from the resident.
Owners Corporation rules provide that residents must not permit any tradesman contractors or other people carrying out any works to be on any lot or common property;
• on a Sat ,Sun or public holiday – except with permission and within hours 9am - 8pm
• before 7am or after 8pm on any other day
Residents are requested to exercise common courtesy in line with expectations of living in a high density environment.
STORAGE
All storage units on car bay areas or lots must be approved by the owners
corporation committee before installation.
Personal items for storage are to be kept within proper storage facilities only. To do otherwise is a breach of the Owners Corporation rules which have and will be enforced.
No gas bottles or flammable liquid is allowed to be stored on the premises at all – even in your own storage cages.
If you have more items than can be stored in your areas there is a Storage company near the building called STORAGE KING that will store large items that will not fit in to your apartment or storage cage. Do not use the parking areas as a storage facility!
RUBBISH AND TIDINESS
One of the largest expenses for the Owners Corporation each year is to provide rubbish removal and recycling services. This is a service to all residents and a service not provided by all Owners Corporations as you will observe from other apartment buildings in the immediate area.
Please appreciate this service and do not abuse.
There are 2 refuse systems for residents.
1. General Rubbish
General rubbish is to be placed in the dump bin located in the Bladens Lane security garage. It is emptied twice a week by a contractor. Please do not overfill with uncrushed boxes, mattresses, old bar-b-ques and other bulky objects.
Call your own removal company for large waste.
2. Recycling
The recycle bins are located next to the dump bin. Glass and paper all go in together.
Again please do not overfill.
Plastic shopping bags are not recyclable so would go in the large bin.
SMOKING
There is no smoking in any of the common areas of the apartment building. Signs are visible in these places. Units for cigarette butts have also been fitted in outdoor areas - please use them and DO NOT drop butts on the ground. Please take note.
PETS
Council by-laws only allow for one dog and a pup under six months old in each apartment. The Owners Corporation rules provide for the Committee to resolve that a particular animal is a nuisance and to give notice that the animal must be removed.
In common areas it is, of course, the owners’ responsibility to clean up after if pet makes a mess. Pets should be restrained. They must not be allowed to roam the fire escapes and passageways.
Residents are responsible for pet noises being audible outside apartments. Food dishes must not be left in common areas.
BUILDING DAMAGE
Please report any damage to the building by putting a written notice in the Owners Corporation mailbox in the front foyer.
Windows
Owners Corporation funded window repairs must be approved by the O/C committee prior to works commencing.
INSURANCE
When making an insurance claim owners or agents must lodge the claim with the O/C manager who will arrange insurance assessment .Owners will then communicate directly with your insurance assessor to coordinate repairs. The O/C manager can assist in the event of an issue i.e delay in repair time.
Insurance claims may incur an excess and should be fully completed within twelve months.
Owners are expected to drive this process.

- Please establish clear rules and regulations when hosting it's important to respect all residents of 28 Tanner Street and ensure your guests don't create any nuisance or disturbance. You can do this by providing clear instructions/guidelines to prevent any disturbances.
- Due to the amount of complaints, we will be implementing a call out fee. If the building manager has been contacted after hours or weekends to deal with any complaints or disturbances that your guests have created, the building manager will be invoicing the apartment owner for the time spent on site to rectify any disturbances and charge them for any cleaning or damage to any common areas of the building
- For the safety and security of all residents and to ensure the safety of your own property it's important to screen your guests before accepting a booking. Do your due diligence on who will be occupying your apartment and it's recommended not take on last minute bookings unless you have completed and confidently reviewed potential guests remember to always ask questions before accepting a booking. This can help you weed out any potential problem guest and ensure a safe and enjoyable experience for all.
